Full Version: Complete Noida Property Buyer Checklist 2026 - RERA, Stamp Duty, Loans & Legal

Hi everyone,

I've been researching property buying in Noida for the last few months, and
I've realized something important: most first-time buyers (including me!)
don't have a complete checklist of what to verify BEFORE signing on a property.
We just jump into it without knowing the legal, financial, and procedural
requirements. So I decided to compile everything I've learned.

**Why This Checklist Matters:**

Property is probably the biggest purchase you'll make in your life — for most
people, it's more expensive than a car, education, or wedding. Yet many buyers
go into it with incomplete information and end up with legal issues, financial
surprises, or worse. I wanted to change that for myself and hopefully for
everyone here too.

**The Complete Pre-Booking Checklist:**

**1. RERA Verification - Non-Negotiable**

RERA (Real Estate Regulatory Authority) exists to protect buyers. Before you
even visit a property, verify:
- Is the developer RERA-registered? (Check on official RERA UP website)
- Is THIS PROJECT specifically registered with RERA?
- What's the registration number and expiry date?
- Are all approvals (municipal, environmental, fire) mentioned in the RERA filing?

Why this matters: A RERA-registered project gives you legal protection. If
something goes wrong, you have recourse. Unregistered projects? You're on your own.

**2. Stamp Duty & Registration Costs - Budget for 7-10%**

This is the biggest surprise for most buyers. People think "I'm buying a
₹50 lakh flat, so I need ₹50 lakhs" — but they forget about:
- Stamp duty (typically 5-6% of property value in UP)
- Registration fees (typically 1-2%)
- Lawyer fees (₹10,000-50,000)
- Property tax arrears (if any)
- Builder's hidden charges

Total: Usually 8-10% of property value ON TOP of the purchase price.

Example: For a ₹50 lakh flat:
- Purchase price: ₹50 lakhs
- Stamp duty (6%): ₹3 lakhs
- Registration (1.5%): ₹75,000
- Total cost: ₹53.75 lakhs

Many buyers get shocked at the closing table when they realize they need ₹3
extra lakhs they didn't budget for.

**3. Home Loan Math - Know Before You Commit**

Before booking, calculate:
- Are you eligible for a home loan? (Banks check income, credit score, DTI ratio)
- What's the maximum loan amount you can get?
- What will your monthly EMI be?
- Can you actually afford it?

Banks typically approve loans where EMI ≤ 50% of gross monthly income.

Example: If you earn ₹2 lakhs/month:
- Maximum EMI the bank will allow: ₹1 lakh
- For a 20-year loan at 7% interest: This allows a ₹1.43 crore loan
- But if EMI goes to ₹1.2 lakh (60% of income): Banks reject it

Missing this calculation before booking means you might book a property but
NOT qualify for the loan. Then you're stuck.

**4. Carpet Area vs Built-up Area - Easy to Miscalculate**

This is where SO many buyers make mistakes:
- Carpet area = Actual living space (what you actually occupy)
- Built-up area = Carpet + walls + common spaces
- Super built-up = Built-up + parking + lobby + corridors

Builders list prices in "carpet area" but sometimes it's ambiguous. A property
advertised as "1000 sq ft" might actually be:
- 1000 sq ft carpet area (actual size)
- OR 1000 sq ft built-up area (20% smaller actual size)

₹50/sq ft difference on 1000 sq ft = ₹50,000 difference! Don't overlook this.

**5. Legal Due Diligence - Protect Yourself Legally**

Before booking, get a lawyer to verify:
- Title is clear (no multiple claimants)
- Property has no encumbrances (no bank mortgage, no someone else's claim)
- Property taxes are paid up to date
- No active litigation on the property
- Permissions from all authorities are genuine
- No environmental or structural issues reported

Missing this? You could end up owning a property that's legally disputed or
has pending issues that cost you ₹10+ lakhs to resolve.

**Additional Considerations:**

- **Developer track record**: Has this developer completed projects on time?
  Any litigation? Check reviews and past projects.
- **Project approvals**: Verify building permissions, occupancy certificate
  plans, fire safety certificate, water/electricity approvals.
- **Market rates**: Check if this property is priced fairly compared to similar
  properties in the same sector. Don't overpay!
- **Resale value**: Will this property appreciate? Is it in a growing area?
- **Possession timeline**: Is it ready to move or under construction? If under
  construction, what's the realistic delivery date?
