I wanted to share a helpful resource I've been using for home loan planning —
a free EMI calculator that's been really useful for understanding how much
my monthly payments would be before I commit to a property purchase.

One thing I learned early on is that EMI calculation is more complex than
people think, and getting the numbers wrong can cost you hundreds of thousands

The formula for EMI is:

  a lower monthly payment without realizing how much extra they'll pay in
  interest. A 30-year loan vs 20-year loan can mean ₹15-20 lakhs difference
  in total interest paid. That's real money!

2. **Interest Rate Changes Make HUGE Differences**
  Even a 0.5% change in interest rate can impact your monthly EMI by ₹2,000-3,000.
  If rates go up by 1%, your EMI could increase by ₹5,000+. This is why
  locking in rates early matters.

3. **You Need to Plan for Additional Costs**
  Many buyers only calculate EMI but forget about property taxes, maintenance
  charges, insurance, stamp duty, and registration. Your total monthly cost
  could be 20-30% higher than just the EMI.

4. **EMI Affects Your Home Loan Eligibility**
  Banks typically approve loans where EMI doesn't exceed 50% of your gross
  monthly income. So if you earn ₹1 lakh/month, your EMI should be max ₹50,000.
  This limits the property price you can actually afford.

around numbers without really understanding them. I'd see a ₹50 lakh flat and
think "okay, I need a ₹40 lakh loan" — but I had NO idea what my monthly
